The Global E↵ects of Housing Policy

چکیده
This paper studies the links between housing policies and aggregate energy use in the U.S. I connect two strands of literature on cities–that cities vary in their per capita energy use and in terms of housing supply elasticity–to measure the e↵ects of location choice and housing consumption on aggregate energy use. I build a dynamic spatial equilibrium model of U.S. metropolitan areas, accounting for local heterogeneity in housing demand and supply. Importantly, I decompose the supply restrictions into those naturally-occurring and those policy-induced. After matching the model to data on housing prices, construction activity, and building density, I conduct policy simulations to quantify the e↵ect of various housing policies on energy use. Results indicate that removing the federal tax subsidy for housing would result in a lower aggregate energy use, as would increasing land use regulations in high energy use locations. The primary channel is reducing the amount of housing consumed per person, and the secondary channel is in reallocating population from ine cient to more

Working Paper No. 09-22 Foreclosures and House Price Dynamics: a Quantitative Analysis of the Mortgage Crisis and the Foreclosure Prevention Policy
We construct a quantitative equilibrium model of the housing market in which an unanticipated increase in the supply of housing triggers default mortgages via its e ect on house prices. The decline in house prices creates an incentive to increase the consumption of housing space, but leverage makes it costly for homeowners to sell their homes and buy bigger ones (they must absorb large capital ...

In the past decades, the discussions between economists have changed of impact or no impact of monetary policy to effective monetary policy channels. Since, The housing sector has a large share in the household consumption basket, gross domestic product and wealth of the private sector, Then this sector play very decisive role in transfer transfer of monetary policy effects on production. There...

The aim of this paper is twofold. First, I study how the proportion of xed and variable-rate mortgages in an economy can a¤ect the way shocks are propagated. Second, I analyze optimal implementable simple monetary policy rules and the welfare implications of this proportion. I develop and solve a New Keynesian dynamic stochastic general equilibrium model that features a housing market and a gr...

We study spillover e ects of uctuations in US uncertainty. Using monthly panel data from fteen major emerging market economies (EMEs), we show that an unanticipated rise in US stock market uncertainty has negative e ects on their stock prices and exchange rate, increases long-term interest rate spreads, and leads to capital out ows. These negative nancial e ects transmit to the real economy as ...

The recent housing market experience has led many to concern that the developments in the housing sector are not just a passive reflection of macroeconomic activities but instead might be one of the driving forces of them. In this context, it is crucial to understand the nature of the economy by considering the housing market and build a suitable monetary policy. In this paper, using Bayesian m...
